RAAC: Where Remediation Stands Now—And How We Keep Clients Safe
Reinforced Autoclaved Aerated Concrete (RAAC) remains a live safety issue in parts of the public estate. As of July 2025, the government reported 52 schools now RAAC-free with a further 71 in the rebuild pipeline; NHS hospitals are also progressing, with seven now RAAC-free this year and 12 more targeted by March 2026.
Innovation is helping: researchers have piloted AI tools to spot defects like hairline cracking in RAAC panels—improving survey efficiency and targeting repairs.
Guidance for property owners and managers
Don’t guess—survey: If you suspect RAAC in mid-late 20th-century structures, commission a competent structural survey.
Plan for interim measures: Propping, localised replacement, or access restrictions may be prudent pending full remediation.
Document everything: Keep structural reports, correspondence and method statements together—essential for insurers and future buyers.
